PROPOSAL:Tentative Parcel Map 2005-182 – a proposal to subdivide property at 19342 Live Oak Canyon Road into two parcels, each with a minimum net area of 2.0 acres.No property improvements are proposed with this application.Site improvements will based upon and in conformance with previous discretionary permit approvals.
PROPOSAL:A General Plan Amendment from 5 Open Space to 1B Suburban Residential and a Zone Change from A1 Agricultural and A1-(O) Agricultural with an Oil Production Overlay to S Specific Plan, and the adoption of the Esperanza Hills Specific Plan in order to develop the property, and proposed Vesting Tentative Tract Map (VTTM) 17522 to construct a 340 unit gated community with large lot, low density residential neighborhoods on approximately 469 acres with an overall density of 0.73 dwelling units per acre. PROPOSAL: The Cowan Heights Residential Development Project proposes to develop 22 single-family homes on a 6.03-acre site. The project requires a Zone Change from AR-20,000 - AR “Agricultural Residential” District with a 20,000 square foot minimum building site requirement to AR-10,000 (PD) 10,000 - AR “Agricultural Residential” District with a 10,000 square foot minimum building site requirement and a “Planned Development” Overlay with a 10,000 square foot average land area per unit; a Use Permit to establish the development standards for the project and to address project design issues including but not limited to proposed building pad locations, infrastructure and, grading; and VTTM 18062 – A vesting tentative tract map to establish twenty-two (22) legal building sites, with an average area of 10,000 square feet, private streets and other common areas. PROPOSAL: Westar Management and Sendero Retail, LLC request approval of a Site Development Permit including Project Specific Alternative Site Development Standards to establish a sign program for the 16.65-acre "Sendero Marketplace" retail center. The Sign Program will include criteria for 11 monument signs and tenant wall signs for Buildings A through I. The Project Specific Alternative Site Development Standards would allow tenant signage for Building B to be 145 square feet per building frontage where 100 square feet is the maximum permitted, tenant signage for Building Canopy D to be 50 square feet per building frontage where 29 square feet is the maximum permitted, and tenant signage for Buildings A, C, E, and F to be 32 square feet where 25 square feet is the maximum permitted.
