NOTICE OF PUBLIC HEARING 10-20-16 BY THE ORANGE COUNTY ZONING ADMINISTRATOR
SUBJECT: Public Hearing on Planning Application (PA160022) for a Site Development Permit including a Project Specific Alternative Site Development Standard for Rancho Mission Viejo (RMV) (Ranch Plan Planning Area 2, Subarea 2.3)
PROPOSAL: Rancho Mission Viejo (RMV) requests approval of a Site Development Permit to allow 72 Duplexes for condominium purposes (as allowed per the Ranch Plan Alternative Development Standard ADS D-14) on a 4.81 acre site with a model home complex and a Project Specific Alternative Site Development Standard. The Project Specific Alternative Site Development Standard would allow for the guest parking spaces which serve units 6, 7, 13-16, 18-23, 36, 37, 47-52, and 62-72 to be located beyond 200 feet of the dwelling which they serve. The inclusion of the Project Specific Alternative Site Development Standard requires that the Zoning Administrator, in a public hearing, be the approving authority for this project proposal per Ranch Plan Planned Community Program Text Section II.C.4.b.
LOCATION: The project site is located in the southeastern portion of unincorporated Orange County, within Planning Area 2, Subarea 2.3 of the Ranch Plan Planned Community, within the Fifth (5th) Supervisorial District. The project site encompasses all of “B” VTTM 17604, which is located on Lots 10 through 13 and V3 of “A” Final Map 17563.
